Lighthouse Home Inspection - Dan Juden (Owner)

Lighthouse Home Inspection is an established home inspection company poised to help prospective and current homeowners on Cape Ann and throughout the North Shore.

At Lighthouse Home Inspection, the client’s best interest is my top priority. I encourage clients to be present during the inspection to gain firsthand knowledge of current home conditions and to ask questions. This helps to make the inspection an educational and conversational process. Then, within 24 hours of the inspection clients can expect to receive an easy to read, comprehensive report broken down into sectional components for ease of understanding. By using this approach, the prospective buyer receives information critical in making knowledgeable decisions regarding the purchase.

A graduate of the University of Massachusetts at Amherst, I spent a number of years in the real estate, property management and property preservation industries before transitioning to home inspections. Most recently, I worked with one of the largest home inspection companies in Massachusetts where I received exceptional training and experience. My professional experiences combined have provided me with invaluable skills as a home inspector.

I’m excited to begin this new adventure in life and pleased to focus my skills on serving my community. I was born and raised in Gloucester, MA where I currently live with my wife and three young children.

Home Inspection Process

Lighthouse inspections include and are broken down into the following categories:

Exterior Inspection: all visible and accessible exterior components of the house will be inspected including siding, trim, gutters, driveway, walkways, decks, steps, roof, chimney, visible flashing, retaining walls, grading, etc. Roofs will be viewed with binoculars from the ground, from decks, windows, etc.
Basement Inspection: all visible and accessible structural components evaluated: foundation, girders, support posts, sills, floor system etc. In addition, the utilities, plumbing, heating and electric will also be inspected. The basement portion of the inspection is the most time consuming and is where some of the more costly problems may be observed. Maintenance and explanation of the systems are also discussed in the basement area. A careful inspection for any signs of wood destroying insect activity in accessible areas will be done along with an evaluation of any insect damage within the scope of the inspection.
Interior Inspection: The interior is evaluated room by room focusing on: windows, doors, floors, walls, ceilings, electric outlets and heating while also checking for any evidence of settlement. Kitchens and bathrooms are also fully evaluated including plumbing, cabinets, some appliances, tile work etc.
Attic Inspection: Accessible attics designed for safe entry are entered and inspected with a focus on roof structure, proper insulation/ roof ventilation, evidence of water penetration and wiring or moisture issues.

Q: How long will the inspection take?

A: The duration of a home inspection varies depending on the size, age, and condition of the house, but they generally take 2-3 hours or more.

Q: Should I be present for the home inspection?

A: Being present for the home inspection is not required, but it is highly recommended. You will be able to observe the inspector, ask questions, and learn about the condition of the house up close.

Q: How much will repairs cost?

A: Massachusetts regulations forbid home inspectors from quoting or estimating repair costs. We will however direct you to the appropriate tradesman that can give you estimates.
